Why publish what we won't do? Most vendor pages list good things. We list the things we refuse to do — because constraints reveal character more than promises.
This page is hard commitments, not marketing. Every "won't" / "will" can be verified by asking us before deposit.
12 Things We Won't Do
Won't take deposit before site visit
We refuse upfront commitments without measurement. Site visit is free + 0 commitment. Vendors who take deposit before measurement = walk away.
Won't accept customers below HKD 18,000 budget
We're not the cheapest. If you're under 18k, we recommend Taobao or IKEA Hövåg sofa-bed instead. We don't compromise materials to hit lower price points.
Won't install in HKHA public housing without Building Authority consent
HKHA wall bed needs Building Authority written consent. ~30% pass rate. We do free eligibility check first; if fails, no charge + recommend alternative.
Won't accept tong lau / 1960s buildings without ultrasonic structural check
Old buildings have unpredictable wall structure. Site visit includes ultrasonic check; 5-10% fail. If your building fails, we recommend alternatives + don't proceed.
Won't push extras / upsell during site visit
Designer's job is to recommend the right configuration, not maximize per-customer revenue. We routinely recommend single-user customers single (not queen) wall beds even though queen makes us more.
Won't hide line items in quotes
Each line item (hardware / sofa upgrade / anti-scratch / install fee) listed separately. See sample quote. You can review and remove what you don't need.
Won't use mainland OEM hardware
Cheaper than SBLM but 1-3 year mechanical failure rate 60%+. We exclusively use Italian SBLM (10-year warranty + 25-year typical lifespan).
Won't accept rush installs under 4 weeks
Production needs 4-6 weeks for proper QC. Rush order means compromising on finish quality / batch consistency. We refuse 1-month rush requests.
Won't allow tenant deposit without landlord written authorization
Renters must get landlord signature before deposit. We provide template letter (zh + EN). Lost-deposit risk too high otherwise.
Won't recommend wall bed when sofa-bed or storage bed is better
For flats > 800 sqft or budget-constrained customers, traditional storage bed often makes more sense. We tell you honestly even if we don't make the sale.
Won't operate in evenings or weekends without estate approval
HK estate noise rules: 09:30-18:00 Mon-Sat only. We respect this. No exceptions.
Won't sell to anyone without floor plan / site visit completion
We refuse to issue spec quotes based on guesses. If you can't commit to site visit, we recommend our quick-quote tool (±8% accuracy) instead.

Will respond to WhatsApp within 30 minutes (business hours)
Mon-Sat 10:00-18:00 HKT. Out of hours, AI bot replies instantly. We don't disappear after deposit.
Will provide free site visit + 3D rendering + written quote
0 commitment. Even if you don't deposit, we do the work. Clients have used our 3D rendering to compare with other vendors.
Will handle all estate / building approval paperwork
Customer signs authorization, we submit + follow up with management office / Housing Authority / Buildings Dept. Customer doesn't deal with paperwork.
Will provide HKD 10M public liability insurance during install
Covers worker injury + property damage during install. Certificate available pre-deposit.
Will honor 10-year SBLM hardware warranty (free fix)
Loose / stuck / oil leak = free fix for 10 years. Includes parts + labor + transport. See claim process.
Will provide free annual onsite check (every year × 10)
December WhatsApp reminder. 1-hour visit: hardware oiling + bolt tightness + 5-cycle test. Free for 10 years.
Will refund deposit fully within 7 days (production not started)
7-day cancellation = 100% refund. After production starts, 30% deposit non-refundable but you can postpone or change config (HKD 800 admin).
Will recommend competitor / alternative if we don't fit
Budget too low → Taobao or IKEA Hövåg. Public housing → Building Authority alternatives. Tong lau structural fail → traditional bed or other vendor. We tell you honestly.
