關鍵變數有 3 個

1. 樓底高度 — 直裝 wall bed 需 ≥ 2.1m。新盤普通 2.6m,舊樓有時 2.4m,村屋多數 2.7–3.0m。
2. 牆身結構 — Concrete vs stud — 牆床機構需 anchor 入結構牆。Stud(隔牆)需 reinforce 或揀其他位裝。
3. 裝設牆面長度 — 單人需 ≥ 1.05m,雙人 ≥ 1.65m。

5 種 HK 單位類型 — 詳細分析

1. 納米樓 (Nano flat) 250–280 sqft

特徵:新盤 ≤ 2018,通常 1-bed studio 設計。

裝牆床:✅ 高度合適 — 95% 可以裝。

限制:牆身 thin partition wall 居多,可能需要 reinforce。

Recommendation:單人或細孖直裝。常見 flat:Mont Vert、Mori、I·Uniq series。

2. 公屋 / 居屋 (HOS / public housing) 300–500 sqft

特徵:標準 layout,structural concrete walls。

裝牆床:⚠️ 取決於房署規定。HOS 私人裝修要 follow specific rules。

限制:主臥嘅床位通常已有 wall bed-friendly recess。

Recommendation:單人 / 雙人都得。先 check HOS 牆床規則。

3. 舊樓單位 (Pre-2000 building) 400–700 sqft

特徵:樓底 2.7–3.2m,各種牆身結構混合。

裝牆床:✅ 沒有限制,but luxury client 往往揀 multi-functional 嘅 wall bed + sofa + 書桌一體 set。

限制:Smart-home compatibility 要 check (有啲機構唔配 home automation)。

Concrete wall 定 stud wall 點分?

用一支硬幣敲牆面:

• Concrete — solid 高音 thump,無迴聲。
• Stud / drywall — hollow 中空,有迴聲。
