How to Choose a Wall Bed in Hong Kong — A Decision Guide for Expats
8-step decision framework for HK expats and long-term residents.

The TL;DR (3-second version)
Choose Queen 152×203 cm if you're 4+ years HK · ceiling 2.4m · own or have landlord approval · 350-650 sqft flat. Skip wall bed if you'll leave HK in <2 years — get IKEA folding instead. Site visit + 3D rendering free, no commitment.
If you're an expat in Hong Kong reading this, you're probably navigating a 350-650 sqft flat that feels half the size of where you came from. A wall bed is the right answer for many situations — but the wrong answer for others. This guide walks through the 8 decisions that determine which.
The 8 decisions (in order)
1 Decision 1: How long will you live in Hong Kong?
This is the most important question — and often the deal-breaker.
- Compare the written total cost with your planned use of the room and other furniture options. Rental income, resale value and financial savings cannot be inferred from the furniture configuration.
- 2-3 years: Marginal. Depends on your rent level and whether you own.
- 4+ years: Wall bed is mathematically right. Saves HKD 35-46k over 5 years vs IKEA/sofa-bed (full math: 5-year cost analysis).
- Permanent / property owner: Wall bed + 1.8-3.2% property resale premium = best total ROI.
2 Decision 2: Owner or tenant?
Wall beds are permanent installations attached to wall + ceiling. This affects your decision:
- Property owner: Easy decision. Wall bed adds 1.8-3.2% to eventual sale price (Centaline 2024 reno-premium data). Even if you eventually leave HK, the buyer values it.
- Long-term tenant (3+ year lease): Need landlord written consent. ~35% of HK landlords say yes — frame it as "I'll install at my cost; you keep it at end of lease." Worth asking.
- Short-term tenant (< 1 year): Skip. Landlord unlikely to consent + you can't recoup the install cost.
3 Decision 3: What's your ceiling height?
This determines vertical vs horizontal wall bed (different mechanism types):
- 2.4m or higher: Vertical wall bed works. Most HK private estates (太古城 / 美孚 / 城市花園 etc.) qualify.
- 2.3-2.4m: Tight — vertical possible but only 5cm headroom when bed down. Generally we recommend horizontal.
- Below 2.3m: Horizontal wall bed only. Lots of HOS / public housing / 1960s buildings fall here. Still works, just different mechanism.
- Below 2.0m: Not recommended for any wall bed type. Consider sofa-bed alternatives.
4 Decision 4: What's your building type?
Different HK building types = different installation considerations:
| Building type | Compatibility | Notes |
|---|
| New build (2010+) | Easy | 2.65-2.75m ceilings · approval flow standard |
| Private estate (1980s+) | Standard | 5-7 working days mgmt approval · we handle |
| HOS (居屋) | Case-by-case | 6 yrs experience · all paperwork handled |
| HKHA public housing | 4-8 weeks BD consent | Free unit eligibility check |
| 1960s old buildings | With reinforcement | Mei Foo / Whampoa · steel plate +HKD 4,800 |
| Village house / detached | Easiest | No mgmt approval · just structural verify |
5 Decision 5: Which size?
4 standard sizes — most HK expats choose Queen:
| Size | Bed dim (cm) | Wall width | Best for | Price (from) |
|---|
| Single | 92×190 | 112cm | Kid's room / helper room | HKD 22,800 |
| Single XL | 105×200 | 124cm | Tall single (180cm+) · kid → teen | HKD 24,800 |
| Double | 137×190 | 156cm | Small master · couples (cozy) | HKD 27,800 |
| Queen | 152×203 | 172cm | HK favorite (65% of installs) | HKD 32,800 |
For most HK expats: Queen. Comfortable for 2 adults, fits typical 350-650 sqft master bedroom, wall depth 38cm.
6 Decision 6: Standalone or combo?
Wall bed alone or with add-ons? Most HK customers choose combo configurations:
| Configuration | + Cost | Best for |
|---|
| Standalone wall bed | 0 | Master bedroom (separate living area exists) |
| + Sofa-combo | +HKD 14,800 | Open-plan studios / combined living-bedroom |
| + TV-combo (62" mount) | +HKD 9,800 | Living room / entertainment-focused |
| + Hidden pop-up desk | +HKD 9,800 | WFH home office |
| + Two-side floor-to-ceiling wardrobes | +HKD 16,000-28,000 | Master bedroom · maximum storage |
| + Top 30cm storage cabinet | +HKD 6,200 | Books / displays / overflow |
7 Decision 7: Mattress quality / brand?
The mattress matters more than the mechanism for daily comfort:
- Standard included: 25cm independent pocket-spring (5-star hotel grade). Q+ specification, medium-firm. 1-year warranty. Suitable for 90% of customers.
- Upgrade options: Sealy / King Koil / Tempur thin (HKD +4,000-12,000 by brand)
- BYO mattress: OK if 18-30cm thickness, 8-32 kg weight. Most Tempur 35cm don't fit; Cloud Hybrid 24cm OK.
8 Decision 8: Timeline?
Standard timeline 6-8 weeks. If your move-in date is tight:
- Confirm whether design drawings or a quotation are available and agree the scope and timing with the supplier.
- Priority queue: 4 weeks possible (HKD +2,000 rush fee)
- Multi-unit / B2B operators: 3-4 months phased install (1-2 units/month avoiding occupancy disruption)
Decision matrix — yes/no quick check
| Your situation | Recommendation |
|---|
| 4+ years HK · ceiling 2.4m · 350-650 sqft · own or 3+ year lease consent | Wall bed (Queen) — mathematically right |
| 2-3 years HK · own / long lease | Marginal — depends on rent level. Calculate true cost |
| < 2 years HK | Skip wall bed. IKEA HEMNES (HKD 5,500) is right answer. |
| Renter, no landlord consent | Sofa-bed or IKEA folding is right answer. |
| < 2.0m ceiling | Wall bed not feasible. Consider sofa-bed. |
| Frequent guest hosting (40+ nights/yr) | Wall bed (Queen sofa-combo in living room) |

What size wall bed is best for a HK 350-450 sqft flat?
Ask to see relevant project examples and the configuration they demonstrate. Photographs alone do not establish installation totals or performance.
How do I know if my landlord will allow a wall bed installation?
Wall beds are permanent installations attached to wall + ceiling, requiring landlord written consent. Some HK landlords say yes (wall beds add 1.8-3.2% property value per Centaline 2024 data). Others say no. Worth asking — frame it as 'I'd like to install a SBLM US-patented wall bed at my own cost; you keep it at end of lease'. Send them our /spec-sheet for context. About 35% of expat landlord requests succeed.
What's the building approval process in Hong Kong?
Private estates require management office work application — 5-7 working days. We handle the entire submission for you (architectural drawings, HKD 10M public liability insurance certificate, worker permits, insurance docs). HOS units: case-by-case Housing Authority approval. HKHA public housing: needs Building Authority written consent (4-8 weeks). Less than 2% of management applications get rejected.
Can I take the wall bed when I leave Hong Kong?
Wall beds are property fixtures (attached to wall + ceiling). Removing requires HKD 3,800 dismantle service + you'd need a new property to reinstall. Most expats either: (a) sell the flat with wall bed (1.8-3.2% premium) (b) get landlord to keep it for next tenant (sometimes credited against deposit) (c) leave it for next occupant (less common but happens).
What if my flat fails wall inspection?
About 1% of cases (rare, mostly 1960s buildings). If wall inspection reveals unsafe structure, we don't proceed — you don't pay anything. We'll refer you to alternative solutions (sofa-bed, storage-bed). For 1960s buildings where reinforcement IS feasible, we add 60×60cm steel plate (+HKD 4,800) with structural engineer signoff.
