How to Choose a Wall Bed in Hong Kong — A Decision Guide for Expats

If you're an expat in Hong Kong reading this, you're probably navigating a 350-650 sqft flat that feels half the size of where you came from. A wall bed is the right answer for many situations — but the wrong answer for others. This guide walks through the 8 decisions that determine which.
The 8 decisions (in order)
1 Decision 1: How long will you live in Hong Kong?
This is the most important question — and often the deal-breaker.
- Less than 2 years: Don't get a wall bed. IKEA folding bed (HKD 5,500) or HEMNES day-bed is the right answer. Wall bed payback period is ~24 months minimum.
- 2-3 years: Marginal. Depends on your rent level and whether you own.
- 4+ years: Wall bed is mathematically right. Saves HKD 35-46k over 5 years vs IKEA/sofa-bed (full math: 5-year cost analysis).
- Permanent / property owner: Wall bed + 1.8-3.2% property resale premium = best total ROI.
2 Decision 2: Owner or tenant?
Wall beds are permanent installations attached to wall + ceiling. This affects your decision:
- Property owner: Easy decision. Wall bed adds 1.8-3.2% to eventual sale price (Centaline 2024 reno-premium data). Even if you eventually leave HK, the buyer values it.
- Long-term tenant (3+ year lease): Need landlord written consent. ~35% of HK landlords say yes — frame it as "I'll install at my cost; you keep it at end of lease." Worth asking.
- Short-term tenant (< 1 year): Skip. Landlord unlikely to consent + you can't recoup the install cost.
3 Decision 3: What's your ceiling height?
This determines vertical vs horizontal wall bed (different mechanism types):
- 2.4m or higher: Vertical wall bed works. Most HK private estates (太古城 / 美孚 / 城市花園 etc.) qualify.
- 2.3-2.4m: Tight — vertical possible but only 5cm headroom when bed down. Generally we recommend horizontal.
- Below 2.3m: Horizontal wall bed only. Lots of HOS / public housing / 1960s buildings fall here. Still works, just different mechanism.
- Below 2.0m: Not recommended for any wall bed type. Consider sofa-bed alternatives.

7 Decision 7: Mattress quality / brand?
The mattress matters more than the mechanism for daily comfort:
- Standard included: 25cm independent pocket-spring (5-star hotel grade). Q+ specification, medium-firm. 1-year warranty. Suitable for 90% of customers.
- Upgrade options: Sealy / King Koil / Tempur thin (HKD +4,000-12,000 by brand)
- BYO mattress: OK if 18-30cm thickness, 8-32 kg weight. Most Tempur 35cm don't fit; Cloud Hybrid 24cm OK.
8 Decision 8: Timeline?
Standard timeline 6-8 weeks. If your move-in date is tight:
- Standard queue: 6-8 weeks (1 day site visit + 48hr 3D + 30% deposit + 4-6 weeks production + 4-6 hour install)
- Priority queue: 4 weeks possible (HKD +2,000 rush fee)

What size wall bed is best for a HK 350-450 sqft flat?

How do I know if my landlord will allow a wall bed installation?
Wall beds are permanent installations attached to wall + ceiling, requiring landlord written consent. Some HK landlords say yes (wall beds add 1.8-3.2% property value per Centaline 2024 data). What's the building approval process in Hong Kong?
Private estates require management office work application — 5-7 working days. Can I take the wall bed when I leave Hong Kong?
Wall beds are property fixtures (attached to wall + ceiling). Removing requires HKD 3,800 dismantle service + you'd need a new property to reinstall. Most expats either: (a) sell the flat with wall bed (1.8-3.2% premium) (b) get landlord to keep it for next tenant (sometimes credited against deposit) (c) leave it for next occupant (less common but happens).
What if my flat fails wall inspection?
About 1% of cases (rare, mostly 1960s buildings). If wall inspection reveals unsafe structure, we don't proceed — you don't pay anything. We'll refer you to alternative solutions (sofa-bed, storage-bed). For 1960s buildings where reinforcement IS feasible, we add 60×60cm steel plate (+HKD 4,800) with structural engineer signoff.
