How the gas piston works
Compressed gas in the cylinder counterbalances the bed weight. User applies 2-5 kg force to release; piston smoothly extends bed to lying position. Lift requires 5-10 kg force.
At 2 cycles/day (typical use): Häfele lasts ~6.2 years before pre-emptive cylinder swap (HKD 1,200-2,400). Sellex ~3.8 years.
6. Estate management approval
All HK private estates require management office approval before wall bed installation. Required documents:
Floor plan with wall bed location marked
Public liability insurance certificate (HKD 10M minimum, we carry HKD 50M)
Typical timeline: 5-7 working days for private estates. 2-3 weeks for HOS housing. 3-5 weeks for HKHA (公屋).
Old buildings (1960s-1980s): require 60×60cm × 6mm steel plate reinforcement (HKD 4,800) + structural engineer sign-off. Mei Foo, City One, Kwai Fong, Sai Ying Pun — we've installed in these with full approval.
Optional preventive service (HKD 1,200-2,400). Pre-emptive cylinder swap.

9. 10 common buyer mistakes
Choosing on price alone. HKD 18-22k IKEA folding bed seems cheap, but 5-year total cost (replacement + medical) reaches HKD 18-25k.
Skipping site visit. Photo + measurements miss ceiling beams, electrical outlets, wall structure issues. Always do free site visit.
Ignoring ceiling height. Below 2.3m, not feasible. 2.3-2.4m: horizontal only. Don't sign without measuring.
Wrong size for relationship. Couples buying Double "to save space" sleep poorly for years. Queen = same footprint, much better sleep.
No estate approval. Installation without approval = fines, mandatory removal. Always handle paperwork first.
Cheap no-name hardware. Cycles fail at 1-2 years. Quality hardware (Häfele/Sellex) lasts 8-10 years.
Mattress too thick. 18-30cm fits standard mechanism. Tempur 35cm doesn't close. Check before buying mattress.
Old building, wrong installer. 1960s walls need reinforcement. Most installers refuse — find one who does it properly.
Tenant without landlord consent. Wall bed is permanent fixture. Get written consent first.
No 3D rendering pre-commit. We provide free; review thoroughly before deposit. Changes after installation = expensive.
