📌 Honest disclosure for students / fresh grads
We honestly admit: university students / fresh grads aren't our best-fit customers. Our base price HKD 22,800 — most undergraduates' budgets don't reach. But several scenarios where we work:
- Graduate / PhD (5+ years): Long research tenure + higher stipend = wall bed pays off in 5 years
- 3+ housemates split: HKD 22.8k ÷ 3 = HKD 7,600 each, immediately affordable
- Landlord-funded: Landlord wants to upgrade unit sale value, agrees to fund wall bed for premium tenant
- Affluent family students: Parents pay for 5-year usable space
If you're any of these scenarios, continue. Otherwise, suggest IKEA Hövåg / Taobao alternative.

Landlord approval — how to get it

- Provide sample letter (zh + EN): See renter playbook with paste-ready letter
- Commit to wall restoration on dismantle: HKD 800-1,500 extra to ensure landlord satisfaction
- Offer dismantle service: End of lease / move-out HKD 3,500 dismantle + restore
- Emphasize sale value uplift: Centaline data shows wall bed +1.8-3.2% sale price
- Landlord can keep our content insurance: Our HKD 1M coverage means landlord property has zero risk
- 3+ year lease commitment: Trade longer lease for landlord agreement (win-win)
FAQ
I'm a student, HKD 22,800 budget too high — what to do?
We don't accept < HKD 18,000 budget. Alternatives: (1) Find housemates to split (HKD 11,400 each); (2) Taobao import + HK installer (HKD 12-18k but 1-3 year lifespan); (3) IKEA Hövåg sofa-bed (HKD 5-8k but not real wall bed).
I'm renting — will landlord agree to wall bed install?
We have renter playbook with sample letter (zh + EN) you can send landlord. Most landlords care about: (1) wall restoration on dismantle, (2) sale value uplift, (3) doesn't affect other tenants. We restore anchor holes after dismantle.
Can I share wall bed with housemate (sleeping together)?
Single XL (100×200cm) two-person co-sleep is possible but cramped. We strongly recommend: for two-person daily co-sleep → buy queen wall bed directly. Small room single + closing door = OK.
End of lease / moving out — can wall bed be dismantled?
Yes. We provide dismantle service (HKD 3,500). 4-6 hour dismantle + fill anchor holes (HKD 800-1,500 extra depending on wall) = landlord satisfied. After dismantle, wall bed can be sold second-hand (Carousell ~50% original price) or moved to new flat.
How do we split costs with housemate?
We've seen 3 models: (1) 50-50 split + shared dual-purpose room; (2) Primary user pays full, doesn't sleep there doesn't pay; (3) Landlord-funded permanent (HKD 22.8k for 5+ year good tenant). We don't recommend group-purchase then arguing over use case.
